I wish to write a book on chess for kids aged 5 to 10 years

What must be included how to start ? Any suggestions ? Any psychological hacks ?
Read other books intended for your audience and gain ideas from them as you seem a little clueless.

You probably want to teach them how the pieces move and the rules of chess first. Maybe start with a short history of chess or teaching notation as an introduction. Keep things easy to read and entertaining.

Try hiding a $10 note in there. Great psychological trick.
I think the advice above is fair. To give something concrete, I can say that when I was a kid, I learned chess with the book "The Complete Idiot's Guide to Chess" by Patrick Wolff. I found some points like sidenotes with images really entertaining. This book is not for kids only though, but you can take a look.

Maybe it could be used for inspiration, but it's basically a chess activity book, with little stickers of the pieces in the back that you use for some of the activities, while others are completed with pen/pencil. Check it out if you want some inspiration.

Problems in the chess world aside ... (this is to say, there's a problem in the chess world, and if you're targeting a particular audience, for a particular purpose, it becomes suspect) ...

Maybe the first thing you should consider is writing a book for yourself, to help yourself improve. And then reduce that into lessons a child can understand (proper targeting of audience, instead of looking for "psychological hacks"). There is a whole sub-discipline of authoring technical and instructional books (i.e. maths) for children, which you can learn in academia, instead of taking it on, seeking the advice of adults (who no longer have the minds of children).
Could be a fun idea to write a little book with rhymes and pictures talking about the chess pieces, how they move, and what not.

is your book for the parents or for the kids ? Are you sure 5-10 years old children would like to read a book ? (even with a good design ?)
Why not, as DollahollaAtcha said, with rhymes (with well-known tunes of your country)
